We first met Matt Gonnerman, with Verve when we engaged him to help us negotiate the lease renewal at our Charlotte distribution center several years ago. He did a good job of understanding our business needs and time horizon and was able to negotiate several concessions from the landlord and produce a competitive lease. We sold our business in March, 2026. The new owners asked us to help find a larger property in the Charlotte market in order to accommodate our expanding business and geography. We immediately recommended Matt and introduced him to the new owners. Matt spent a good amount of time with our new team learning what we needed in a suitable property. He was also very thorough in his explanations of the dynamics of the Charlotte commercial real estate market, including locations, pricing, proximity to customers and competitors, and flexibilities with expansion, access, and facility upgrades. Over a period of 5 months Matt met many times with the principals of our company to show prospective properties. He also kept the local management personnel in the loop, soliciting their input and offering regular updates. What began as a long list of 13 potential properties was quickly culled to a short list of 2 properties. After a period of 60-90 days, and several proposal revisions, Matt was able to deliver a long term lease which was agreeable to both parties. A very significant dollar amount of landlord concessions was part of these negotiations. We were obviously very pleased with that. In a nutshell, Matt is the consummate professional. He has an extensive knowledge of the commercial real estate industry and an equal knowledge of the greater Charlotte market. He is quick on the uptake, understanding his client's needs and what properties might fit those needs. He is a creative and respectful negotiator, managing both client and landlord. Probably above all, Matt is a superb communicator. In a world where there are unlimited ways to communicate, all too many people fail to do it. Matt is not one of those people. In our experience, Matt was the perfect choice for helping us with our property search in Charlotte. He is a quality human being and a quality professional.
